When you need a new water heater or a replacement

Water heaters last 8-12 years. After that the heating element and the anode wear out, and often the tank seal fails too. Here is when to call:

  • No heat or weak heat - usually the element or thermostat, sometimes a relay in the board
  • The fuse trips when it switches on - the element is leaking to earth (breaking down), a sign it needs replacing and that the RCD is protecting you
  • Leaking or dripping - a pierced tank; here replacement is mandatory, not repair
  • Over 10 years old - it uses more and is a risk; replacing pays off

What a proper installation covers

A water heater is one of the biggest power users in the home (2-3 kW). It must not hang off the same circuit as your other sockets. A proper installation covers:

  • A dedicated circuit from the board, with the correct cable size (usually 2.5 mm²)
  • Earthing - essential, because the heater is metal and next to water
  • RCD protection - protects you from electric shock if the element breaks down
  • A circuit breaker of the correct rating for the heater
  • A check after fitting - that it holds earth and that the RCD reacts

Why earthing and an RCD are essential on a water heater

Water + electricity + metal = the most dangerous combination in the home. If the element eventually breaks down to earth, then without earthing and an RCD the whole body of the heater becomes live - and you touch it every day. With proper earthing and an RCD, the power is cut within 30 milliseconds, before it can hurt you.

A dedicated circuit - why not an existing socket

In many older flats the water heater is hooked onto the same circuit as the kitchen or bathroom. When the heater runs while another heavy appliance is on, the fuse trips or the cable overheats. A dedicated circuit from the board solves that for good.

Replacing an old water heater

For a replacement we drain and remove the old one, check the state of the circuit, mount the new one on its brackets, connect it with earthing and an RCD, and test that it heats and that the protection reacts. If the circuit is old or has no earth, that is the moment to sort it out.

Cost and call-out

The price depends on whether it is just a swap (existing circuit sound) or a new circuit and protection are needed. Everything is agreed by phone or on site before we start, at a fixed price. If the heater is leaking or sparking - call straight away, we are on call every day.

The water heater is not heating or trips the fuse - what is it?

Most often the element or the thermostat. If the fuse (especially the RCD) trips the moment it switches on, the element is probably breaking down to earth - a sign it needs replacing and proof the RCD is doing its job. We come out, diagnose it and tell you whether it is a repair or a replacement.

Do I need a dedicated circuit for a water heater?

It is recommended. A water heater draws 2-3 kW and should not share a circuit with the kitchen or other heavy appliances. A dedicated circuit from the board with the correct cable size, earthing and an RCD prevents overheating and tripping.

Can you replace the old water heater with a new one?
